Dubai holiday home hosts usually keep three sets of linen and towels per bed, send used sets to a commercial laundry after each checkout, and have clean sets returned folded and bagged per unit. A laundry with scheduled pickups and per unit bagging, such as Dima Laundry, keeps turnovers on time without a laundry room.
Why linen is the turnover bottleneck
Cleaning a studio takes an hour or two. Washing, drying and pressing a full set of linen and towels in a small apartment takes most of a day, and most Dubai buildings do not allow drying on balconies. That is why hosts outsource the linen and keep their cleaners focused on the unit.
How many sets you need
The common rule is three sets per bed: one on the bed, one at the laundry and one spare for back to back bookings. For towels, plan three bath towels, three hand towels and a bath mat per guest the unit sleeps.
Setting up a schedule
- Pickup per checkout works for a few units with irregular bookings.
- A fixed weekly route works better once you manage five or more units in the same areas.
- Ask for linen to come back bagged per unit and labelled, so your cleaner grabs one bag and goes.
What it costs
Commercial pricing is usually per set or per kilo, quoted on volume. For a single unit, per item retail prices give a guide: a bed sheet is AED 20, a duvet cover AED 40, a pillow case AED 8 and a bath towel AED 10 at Dima Laundry.
Choosing a laundry partner
- Do they clean in their own facility or send it elsewhere?
- Can they collect from your building or from your cleaning team?
- Do they count items at every collection so losses are caught early?
- Do they offer one monthly invoice per unit or building?
